More Ways to Market Listings with Stellar MLS

Not every seller is ready to enter the market in the same way.

While some homes are ready for immediate exposure as soon as the listing agreement is signed, others may need additional time. A seller may still be completing repairs, coordinating photography, preparing for showings, or following a specific direction regarding when the home should appear across public websites. The path to market often depends as much on the seller's circumstances as it does on the property itself.

Those conversations happen every day between brokers, agents, and the clients they serve. Stellar MLS supports its customers with several listing options, including Active , Coming Soon , Delayed Distribution , and Office Exclusive. Each option is designed to address a unique need while preserving the transparency, accuracy, and cooperation that help the housing market function effectively.

Understanding how these options work allows brokers and agents to choose an approach that fits the seller's circumstances rather than forcing every listing into the same path to market.

Active Listings: The Market's Most Visible Listing Status

For properties ready to enter the market, Active status provides the broadest visibility through Stellar MLS. Once a listing is entered as Active in Matrix , other real estate professionals can find it and share accurate listing details directly with buyers.

Active listings also help sellers reach a wider audience through approved distribution channels. That visibility supports collaboration across the market and gives buyers reliable access to available properties.

With accurate, real-time data , agents and brokers can respond quickly to buyer interest. For sellers who are ready for full exposure, Active status remains the clearest path to market.

Coming Soon Listings: Build Interest on Your Terms

Not every property is ready to enter the market right away. Some sellers need additional time to get the home market-ready before the listing becomes Active, allowing them to prepare the property and launch it on their preferred timeline.

The Coming Soon status allows brokers and agents to begin marketing a property before it reaches Active status. That early visibility can help create awareness among buyers while the seller prepares the home. By the time the property becomes Active, interested buyers may already be following the listing — giving the seller an opportunity to enter the market with existing interest rather than starting from zero.

This status also provides flexibility when it comes to showings. While an Active listing must be available for showings, a Coming Soon listing is not subject to that requirement. Sellers and their agents may still choose to allow showings during the Coming Soon period if it fits the seller's preferences and readiness.

Coming Soon listings in Stellar MLS provide a structured pre-market runway while maintaining MLS standards. Each listing must meet all applicable requirements, including having a signed listing agreement and following established status timeline rules.

Delayed Distribution

A Delayed Distribution listing is Active within the MLS, but delays distribution to IDX and syndication sites for five calendar days. During that time, the listing remains visible to Stellar MLS agents and brokers while staying off public websites and third-party portals.

This option gives sellers more control over how their property is introduced to the broader market. That can be useful when a seller wants professional exposure within the MLS while delaying wider public visibility until a specific date or milestone is reached.

Because the listing is already Active in the MLS, Delayed Distribution remains compliant with Clear Cooperation requirements. The listing office may market the property as directed by the seller while public distribution remains delayed.

After the five-day delay period ends, the listing will be distributed through normal IDX and syndication channels unless it is released sooner by the listing office.

Office Exclusive Listings

For sellers who need even more control or full privacy, Office Exclusive listings take a different approach. An Office Exclusive listing allows a brokerage to keep a property within the brokerage while preventing public syndication and broader MLS distribution.

For sellers who need heightened privacy before entering the market, an Office Exclusive listing with Temporary Exclusion can be used. During the exclusion period, the listing remains visible only to the listing agent and broker. Once the exclusion date is reached, the listing automatically converts to a standard Office Exclusive listing.

These options give sellers greater control over how and when their property is introduced to the market while remaining compliant with MLS requirements.

The way a property enters the market shapes everything that follows. Some sellers are ready to place their home in front of the widest possible audience immediately, while others need additional time or prefer greater control over when their property appears across public websites.

Leadership transitions carry real weight inside a brokerage. A firm can adjust to new tools or shifting market conditions, yet when leadership changes, the entire organization feels it. Whether a brokerage remains steady at that moment depends on how intentionally the transition is handled.
